Before you throw thousands at your crawlspace, do one thing: look at it yourself. You don’t need to be a contractor to spot the big problems—you just need the right tools and a little patience.

Here’s your Crawlspace Inspection 101.

Gear You’ll Need:

  • Flashlight or headlamp

  • Tape measure

  • Knee pads (trust me, you’ll thank me later)

  • Disposable coveralls with a hood

  • N95 mask or respirator

  • Safety goggles

  • Gloves

Bonus Tools for Pros:

  • Humidity gauge (hygrometer)

  • Moisture meter for wood

What to Look For:

  • Moisture in the air – Relative humidity above 60% is trouble.

  • Standing water or water trails – Especially after rain.

  • Wet or falling insulation – It’s like a sponge; holds moisture and kills efficiency.

  • Wood damage – Rot, decay, or mold on floor joists.

  • White powder on walls – That’s efflorescence, a sign of water intrusion.

  • Musty smell – Mold or mildew lurking.

  • Leaky ducts – Drips + cold air = humidity spike.

The Inspection Hack:

Check your crawlspace during or right after heavy rain. Most water problems only show up then. Don’t just peek your head in—get in there and look for dirt rings, water trails, or salt stains on foundation walls.

Red Flags That Mean Call for Backup:

  • Large puddles or flowing water

  • Wood moisture content above 16%

  • Visible mold growth everywhere

  • Sagging floors or structural damage

Bottom Line:
